Tenant portal
The tenant's own surface for the whole tenancy — the interactive move-in guide (Wi-Fi, utilities, keys & building basics, smart devices, rent setup) and a direct message thread with their landlord.
What it is — the tenant’s own view of their tenancy. When you invite an accepted applicant into their portal, they land on an interactive move-in guide and a direct message thread with you. It’s the front door to the whole tenancy — everything a new tenant needs on day one, without a phone call.
The tenant reaches it through the secure invite link you send them (the same access model as applicant onboarding); there’s no password and no account to create.
The move-in guide
A short, one-question-at-a-time wizard that walks the tenant through the home. It only shows the steps you’ve filled in, so it’s never padded with blanks:
- Keys & building basics — where the mailbox is (and its key), parking, the waste/recycling schedule, and how to get into the building. Home-level facts that stay the same across tenancies.
- Internet & Wi-Fi — the network name and password (revealed on tap), the plan speeds, and the provider’s support line. The Wi-Fi password lives here on purpose — it’s the shared access credential you’d write on a card and leave on the counter, not an account login.
- Utilities & providers — each service, who supplies it, the support and after-hours numbers, and the account portal.
- Smart devices — the app-controlled devices in the home. If the tenant wants access to one of the apps, they enter the email(s) they use and it becomes a request to you.
- Rent payment — the tenant records how they’d like to pay (pre-authorized debit or credit card). This captures intent only — no bank or card numbers are entered here.
Anything that needs your attention becomes a request (see below). The tenant can also send a free-text request at the end, and see the status of everything they’ve raised.
Where the tenant sets the guide’s data
You fill in the guide’s contents the same way you capture everything else about a home — via the move-in walkthrough and your AI assistant. Building basics, connectivity, and smart devices each have MCP tools (upsert_home_building_basics, and the connectivity/device tools), so you can just say “the mailbox is #12, key’s on the main keyring” and it’s on the tenant’s guide.
Messaging your tenant
The portal has a Messages panel: a single thread per tenancy, shared between the tenant and you. The tenant writes to you here; you reply from the Messages with tenant panel on the tenancy page in the app. Your reply is also emailed to the tenant (so they don’t have to be watching the portal), and when they reply to that email it threads straight back into the same conversation. One thread, whichever side starts it and whichever channel it arrives on.
On WhatsApp too. In the Messages panel the tenant can opt in with their WhatsApp number (“Get these messages on WhatsApp”). Once they do, your thread messages also reach them on WhatsApp, and their WhatsApp replies thread back into the same conversation. Opt-in only — nothing is sent to a tenant who hasn’t enabled it.
Requests
Every ask the tenant raises — app access, a utility that isn’t working, a maintenance issue, payment setup — is a request. You work them from the Requests inbox; resolving or declining one emails the tenant the outcome, and their portal reflects the new status.
